What requirements should a new-build home meet?

What requirements should a new-build home meet?

At Nextum, we always aim to deliver our homes with an E-level of 10 or below, well below the legal requirements. This means our homes are extremely energy efficient, resulting in lower energy costs and a lower carbon footprint.

1. Energy performance requirements (E-level)

The E-level indicates the energy performance of a home. For new buildings in Flanders, the E-level must be a maximum of E30 in 2024, but at Nextum we apply stricter standards by always delivering with an E-level of 10 or lower. This is possible thanks to advanced techniques such as optimal insulation, airtight construction and the integration of renewable energy sources such as solar panels.

2. Insulation standards (U-value)

The insulation value of different parts of the house is indicated by the U-value. The lower the U-value, the better the insulation. In Flanders, the following minimum insulation values apply:

  • Roof: U ≤ 0.24 W/m²K
  • External walls: U ≤ 0.24 W/m²K
  • Floors: U ≤ 0.24 W/m²K
  • Glazing: U ≤ 1.1 W/m²K

At Nextum, we often go beyond these minimum values to ensure your home has excellent insulation and little heat loss, helping to achieve our low E-level.

3. Ventilation requirements

Good ventilation is crucial to ensure a healthy indoor climate and avoid moisture problems. Strict ventilation standards apply to newly built houses. The system we install at Nextum ensures continuous air exchange without energy loss by using heat recovery techniques. This ensures that you save energy without sacrificing comfort.

4. Renewable energy

Newly built houses are required to generate at least 15 kWh/m² of renewable energy. At Nextum, we integrate solar panels and heat pumps as standard, ensuring an efficient and sustainable energy solution.

5. Airtight

Airtight construction is an important factor for low energy performance. At Nextum, we ensure optimum airtightness, minimising heat loss through seams and cracks. This is measured via a blower door test, where we aim for an airtightness of no more than 3 m³/h per m² of floor area.

6. Legal protection (EPB)

Every new-build home must comply with EPB (Energy Performance and Indoor Climate) regulations, which set requirements for energy consumption, insulation and ventilation. At Nextum, we ensure that all our projects are fully compliant with EPB standards, and our expert EPB reporters guide you through the whole process.
